summary AUTOMATED COST ANALYSIS OF CONCEPT DESIGN BIM MODELS Interoperability: BIM models and cost models This paper introduces the automated cost analysis developed for the General Services Administration (GSA) and the analysis results of a case study involving a concept design courthouse BIM model. The purpose of this study is to investigate interoperability issues related to integrating design and analysis tools; specifically BIM models and cost models. Previous efforts to generate cost estimates from BIM models have focused on developing two necessary but disjoint processes: 1) extracting accurate quantity take off data from BIM models, and 2) manipulating cost analysis results to provide informative feedback. Some recent efforts involve developing detailed definitions, enhanced IFC-based formats and in-house standards for assemblies that encompass building models (e.g. US Corps of Engineers). Some commercial applications enhance the level of detail associated to BIM objects with assembly descriptions to produce lightweight BIM models that can be used by different applications for various purposes (e.g. Autodesk for design review, Navisworks for scheduling, Innovaya for visual estimating, etc.). This study suggests the integration of design and analysis tools by means of managing all building data in one shared repository accessible to multiple domains in the AEC industry (Eastman, 1999; Eastman et al., 2008; authors, 2010). Our approach aims at providing an integrated platform that incorporates a quantity take off extraction method from IFC models, a cost analysis model, and a comprehensive cost reporting scheme, using the Solibri Model Checker (SMC) development environment. Approach As part of the effort to improve the performance of federal buildings, GSA evaluates concept design alternatives based on their compliance with specific requirements, including cost analysis. Two basic challenges emerge in the process of automating cost analysis for BIM models: 1) At this early concept design stage, only minimal information is available to produce a reliable analysis, such as space names and areas, and building gross area, 2) design alternatives share a lot of programmatic requirements such as location, functional spaces and other data. It is thus crucial to integrate other factors that contribute to substantial cost differences such as perimeter, and exterior wall and roof areas. These are extracted from BIM models using IFC data and input through XML into the Parametric Cost Engineering System (PACES, 2010) software to generate cost analysis reports. PACES uses this limited dataset at a conceptual stage and RSMeans (2010) data to infer cost assemblies at different levels of detail. Functionalities Cost model import module The cost model import module has three main functionalities: generating the input dataset necessary for the cost model, performing a semantic mapping between building type specific names and name aggregation structures in PACES known as functional space areas (FSAs), and managing cost data external to the BIM model, such as location and construction duration. The module computes building data such as footprint, gross area, perimeter, external wall and roof area and building space areas. This data is generated through SMC in the form of an XML file and imported into PACES. Reporting module The reporting module uses the cost report generated by PACES to develop a comprehensive report in the form of an excel spreadsheet. This report consists of a systems-elemental estimate that shows the main systems of the building in terms of UniFormat categories, escalation, markups, overhead and conditions, a UniFormat Level III report, and a cost breakdown that provides a summary of material, equipment, labor and total costs. Building parameters are integrated in the report to provide insight on the variations among design alternatives.

summary Over the last two years, there has been an increased interest across the Architectural /Engineering/ Construction (A/E/C) professionals in the potential adoption of the Building Information Modeling. Professional Associations such as the American Institute of Architects (AIA), the Associated General Contractors (AGC) and the Design-Build Institute of America (DBIA) are dedicating specific resources to better understand the implications of the use of this concept in their professional activities. However, not much ground has been gained yet in finding practical ways to choose the level of granularity (LOG) or detail that is needed to develop the digital model in a cost effective fashion. Choosing the Level of Granularity (LOG) of the digital model or level of detail development that goes into the model is a key decision that results from careful consideration of many factors. It is a very complex and iterative process that requires a critical assessment of the cost of adding details to the digital model versus the benefits derived from its intended purpose whether the model will be used to enhance the communication process or to support the construction management functions performed by the firm. This paper presents two case studies in which the authors have been directly involved in making the decision on the LOG of the digital model. The first case involves the Togar Suites, Union Station project in New Jersey while the second case refers to the Worcester Trail Courthouse in Worcester Massachusetts. In both cases, the 3D models were developed primarily for visualization of the construction sequence. However, in the case of the Togar Suites the contractor also needed the model for trade coordination and clash detection purposes.

summary A generative description of Mies van der Rohe's courthouse language is presented in the form of a shape grammar. The grounding of the work is based on a set of 135 sketches produced by the office of Mies during the design process of the Everett McKinley Dirksen United States Courthouse in Chicago, and documented in the Mies van der Rohe Archive at the Museum of Modern Art. The work here postulates a set of 39 unique courthouse designs all showcasing distinct variations of the courtroom type in the Miesian language and re-casts them in two-dimensional diagrams to make their differences and similarities transparent. A series of spatial relations between five types of spaces are extracted, including courtrooms, circulation networks, vertical cores, office spaces, and support spaces, and are deployed to specify the shape rules of the grammar. A set of conventions to specify how the two-dimensional diagrams represent three-dimensional models is briefly outlined to prepare the ground for the implementation of the grammar in a three-dimensional shape grammar interpreter.

The brief called for "an innovative and practical solution" for the Lexington-Fayette County, KY courthouse plaza, a 475'x90' site with a level difference of 18' between both ends. The sponsors invited a solution that would "provide emotional content . . . and become a community icon." An initial budget of $1.5 million has been allocated. The only rigid programmatic requirements were to accommodate performances and rallies of various sizes.

title ROP: An interactive spatial optimization and grouping computer application

summary As a part of a research project at Eindhoven University of Technology, the computer application ROP for space-planning problems was tested in practice. The use of the application in a real-world project was evaluated. The decision-making process for the development of alternatives for a courthouse was observed to see how the computer application could support decision-making. The aim of this paper is to describe the performance of ROP in a real-world setting. ROP appears to be a useful instrument in decision-making for space-planning problems. Especially in the early stages of the design process, it enhances insight among all participants in a project team. It can also be used in situations where little information is available. To conclude, ROP appears to enhance communi-cation between members of a design team.
